Novant Health buys Hilton Head site for $4.3 million. Here’s what they’ll build

The former Modern Classic Motors site on Hilton Head Island has officially sold to Novant Health for $4.3 million, a crucial step in the health care group’s plan to build a new medical facility on the site.

The land, originally purchased by the town in 2019, spans more than 4.5 acres at 355 William Hilton Parkway, according to a Wednesday press release from Novant. The Hilton Head Town Council approved a resolution to sell the property to the medical group in December, according to the Town of Hilton Head Island.

Novant plans to build a 25,000-square-foot medical office building for a range of services, including primary care, physical therapy and urology and 15,000 square feet of additional medical office space.

Novant’s investment is expected to be around $25.3 million, including land acquisition, construction, equipment and technology; the development is expected to create about 50 new jobs on the island, the medical group said.

The Hilton Head facility represents another step in Novant Health’s expansion across the area. In 2024, Hilton Head Medical Center and Coastal Carolina Medical Center joined the Novant Health system as part of a $2.4 billion deal with Tenet Healthcare Corporation. An affordable and workforce housing development now under construction for health care workers on the Island.

The network is also bringing a new hospital and an additional medical center to Bluffton along Buckwalter Parkway and a 17,000 square-foot medical complex to Beaufort.
