$25M medical facility is coming to Hilton Head. Here’s where, what to know
A new Novant Health facility is headed to Hilton Head Island, the latest development in the health care network’s growing presence in the Lowcountry.
On Dec. 18, the Hilton Head Island Town Council unanimously approved the sale of the former Modern Classic Motors property to Novant Health for $4.34 million. The 4.57-acre site at 355 William Hilton Parkway was originally purchased by the town in 2019 and demolished in 2023.
Novant Health plans to invest $25.3 million to redevelop the property into a medical office campus, increasing health care access for both residents and visitors.
The 25,000-square-foot facility will offer several services, including urgent care, primary care, physical therapy and urology.
The site will also leave space for an eventual 15,000 square foot expansion to meet future health care needs.
Construction is anticipated to begin in 2026.
Novant Health expects the facility to create approximately 46 to 50 jobs once open. By 2030, employment at the site is projected to grow to 86 positions.
Novant Health’s expansion in Beaufort County
The Hilton Head facility represents another step in Novant Health’s expansion across the area.
In 2024, Hilton Head Medical Center and Coastal Carolina Medical Center joined the Novant Health system, with an affordable and workforce housing development now under construction for health care workers.
The network is also bringing a new hospital and an additional medical center to Bluffton along Buckwalter Parkway.
Novant Health is also expanding north of the Broad River, with plans to build a 17,000 square-foot medical complex in Beaufort.
Additional medical facilities are also in the works on the island, with Beaufort Memorial Hospital’s hybrid emergency department and urgent care center currently under construction.
Town officials note that this project aligns with Hilton Head Island’s Strategic Action Plan for 2026–2028, which prioritizes business recruitment and retention, particularly in health care, technology and other job sectors.
