The highly anticipated Compass Commons development in Bluffton’s New Riverside Village is finally inching closer to completion.

Located at the corner of New Riverside Road and S.C. 46, the project has been in development since 2020. Construction delays and adjustments have pushed back the timeline, but three well-known Lowcountry businesses are now preparing to open in the coming months.

Local Pie, Frosty Frog Cafe and Cafe Al Dente – each with long-standing locations in the Hilton Head area – will be among the next tenants to open at Compass Commons, offering the businesses new space to expand their reach.

Here’s when they’re expected to open and where they’ll be located, according to Lee Lucier, chief operating officer of The Richardson Group, which is overseeing the development:

  • Local Pie: Located in 135 Parkside Commons, will open by mid-February
  • Frosty Frog Cafe: Located in 147 Parkside Commons, will open by early April
  • Cafe Al Dente: Located at 307 Parkside Commons (separate building), will open by early April

Finalized opening dates and grand openings will be released at a later time.

Lucier said Compass Commons is designed to showcase locally rooted businesses, similar to the mix found at Coligny Plaza on Hilton Head Island.

New Riverside Village is a planned community featuring local businesses, restaurants, townhomes and retail space. The Compass Commons space comprises four buildings, totaling over 16,000 square feet.
