What $300K to $1M buys you in Hilton Head, Bluffton and Beaufort housing markets

Wondering how much a move to the Lowcountry may cost you this summer? Or maybe you enjoy an insider look into the housing market?

While housing prices often fluctuate, South Carolina has seen relatively flat rates in 2025.

But every market is different and the Lowcountry offers a unique housing atmosphere due to its steadily increasing population and higher concentration of gated and HOA communities.

Last month, we took a peek into the housing market in Beaufort County to see how housing prices fluctuate across the three main areas: Hilton Head, Bluffton and Beaufort.

This month, we’ve taken another look at houses for sale across the same three market areas in Beaufort County to offer a practical comparison for buyers, searchers or those figuring out how to best budget for a home in the Lowcountry.

What does the Beaufort County housing market look like right now?

South Carolina Realtors compiles a report that analyzes monthly, quarterly and yearly market changes for each county in the state.

Here is a look at Beaufort County’s most recent report on home sales, median home price and the number of days a property has been on the market.

This data reflects the difference from April 2024 to April 2025:

  • Home sales increased 11.5% between 2024 and 2025, from 547 in 2024 to 610 now.

  • Median home price increased 9.9%, from $409,775 in 2024 to $450,400 now.

  • Days remaining on the market increased by 20.6%; 102 days in 2024 to 123 now.

Price points & locations checked

Based on that data and the average listings of homes to date, these are price points we checked for homes across the three major market areas in the county: Hilton Head, Bluffton and Beaufort.

  • $300K-$500K

  • $600K-$800K

  • $900K +

Sites searched to find available homes included Zillow, Realtor.com and Homes.com.

In each search, we filtered our results to only show homes available within each city, only show the listing price and excluded locations like apartments or condos.

We’ve also included the square footage of each home in for each respective marketing area for further comparison.

Note on HOA fees

Many homes throughout the Lowcountry are within gated or homeowner association communities, which involve an additional monthly or annual fee, depending on your neighborhood.

These fees can range anywhere between $300 to $20,000 or more a year.

We’ve included the neighborhoods for each home to allow a better understanding of the total amount you can expect to pay.

Hilton Head

$300K-$500K

  • $300K: This range found a home that costs $359K and offers a one-story 2-bedroom, 2-bath with 1,500 square feet. Located in Hilton Head Plantation, HOA fees apply.

  • $400K: For this range, we found a home for $470K with 3 bedrooms, 2 bathrooms, with 1,220 square feet. Located in Wild Horse Court, HOA fees apply.

  • $500K: In this range, we found a home for $519K with 3 beds, 3 baths, with 1,700 square feet. Located in the Allenwood neighborhood, HOA fees apply.

$600K-$800K

  • $600K: In this price range, we found a home listed for $617K with 3 bedrooms, 3 bathrooms and 2,000 square feet. Located in the Timbercrest neighborhood, HOA fees apply.

  • $700K: This range found a home for $725K, with 3 bedrooms, 3 bathrooms with 2,200 square feet. Located in Hilton Head Plantation, HOA fees apply.

  • $800K: In this range, the home we found costs $849K with 3 bedrooms, 3 bathrooms and 2,100 square feet. Located in Hilton Head Plantation, HOA fees apply.

$900K-$1M

  • $900K: This search found a $900K home with 4 bedrooms and 4 bathrooms with 2,800 square feet. Located in Palmetto Hall, HOA fees apply.

  • $950K: This range offered a home for $950K with 3 bedrooms, 3 bathrooms and 2,200 square feet. Located in Windmill Harbour, HOA fees apply.

  • $1M: In this search range, we found a home for $999K with 4 bedrooms, 4 bathrooms and 3,600 square feet of space. Located in Palmetto Hall, HOA fees apply.

Bluffton

$300K-$500K

  • $300K: This range offered a home that costs $333K with 3 bedrooms and 2 bathrooms with 1,500 square feet. Located in the Sun City neighborhood, HOA fees apply.

  • $400K: For this range, we found a home for $415K with 2 bedrooms, 2 bathrooms and 1,400 square feet. Located in the Sun City neighborhood, HOA fees apply.

  • $500K: In this range, we found a home for $529K with 3 beds, 3 baths, with 2,100 square feet. Located in the Lake Linden community, HOA fees apply.

$600K-$800K

  • $600K: In this price range, we found a home listed for $606K with 3 bedrooms, 2 bathrooms and 1,600 square feet. Located in the Rose Hill neighborhood, HOA fees apply.

  • $700K: This range found a home for $719K, with 3 bedrooms, 3 baths with 2,700 square feet. Located in the Lawton Station neighborhood, HOA fees apply.

  • $800K: In this range, the home we found costs $830K and has 4 bedrooms, 3 bathrooms and 2,900 square feet. This home is located within the Rose Hill neighborhood, HOA fees apply.

$900K-$1M

  • $900K: This search found a $919K home with 3 bedrooms and 4 bathrooms with 2,800 square feet. Located in the Sun City neighborhood, HOA fees apply.

  • $950K: This range offered a home for $948K with 3 bedrooms, 3 bathrooms and 2,100 square feet. Located in the Hampton Lakes neighborhood, HOA fees apply.

  • $1M: In this search range, we found a home for $999K with 4 bedrooms, 5 bathrooms and 2,600 square feet of space. Located in the Hampton Lakes neighborhood, HOA fees apply.

Beaufort

$300K-$500K

  • $300K: This range offered a home that costs $339K with 2 bedrooms and 3 bathrooms with 1,200 square feet. Located in the Broad Street neighborhood, HOA fees apply.

  • $400K: For this range, we found a home for $419K with 3 bedrooms, 3 bathrooms, with 1,400 square feet. Located in the Mossy Oaks neighborhood, no HOA fees apply.

  • $500K: In this range, we found a home for $520K with 3 beds, 3 baths, with 1,800 square feet. Located in the Battery Shores community, HOA membership is optional.

$600K-$800K

  • $600K: In this price range, we found a home listed for $609K with 4 bedrooms, 3 bathrooms and 2,400 square feet. Located in the Overlook at Battery Creek neighborhood, HOA fees apply.

  • $700K: This range found a home for $735K, with 3 bedrooms, 2 baths with 1,600 square feet. Located in Pigeon Point, there is no HOA.

  • $800K: In this range, the home we found costs $830K and has 4 bedrooms, 4 bathrooms and is 2,600 square feet. Located in the Newpoint neighborhood, HOA fees apply.

$900K-$1M

  • $900K: This search found a newly built $925K home with 4 bedrooms and 5 bathrooms with 2,500 square feet. Located in Wrights Point, HOA fees apply.

  • $950K: This range offered a home for $959K with 5 bedrooms, 4 bathrooms and 3,300 square feet. Located in the Newpoint neighborhood, HOA fees apply.

  • $1M: In this search range, we found a home for $1M with 4 bedrooms, 3 bathrooms and 2,800 square feet of space. Located in the Celadon community, HOA fees apply.

What’s the takeaway?

Compared to last month, Bluffton and Hilton Head’s housing market costs decreased for almost all price ranges, whereas Beaufort’s prices spiked.
