The following is a list of communities in Beaufort County that include Property Owners Association and Homeowners Association fees. The list of fees and neighborhoods included show an increase or decrease in price between 2024 and 2025.

These numbers reflect the baseline HOA and POA fees that all residents of gated communities are required to pay for improved lots and homes. These prices only reflect the annual HOA and POA fees for each community.

Note that additional membership, initiation or club fees may apply to certain neighborhoods.
