What $300K, $600K & $900K buys you in Hilton Head, Bluffton and Beaufort housing markets now

Looking to move to South Carolina soon? Or maybe you enjoy a voyeuristic peek into the housing market?

While housing prices consistently fluctuate, South Carolina has seen relatively flat rates in 2025.

But every market is different, and the Lowcountry offers a unique housing atmosphere due to its steadily increasing population and higher concentration of gated and HOA communities.

No matter your reasoning, we’ve taken a look at houses across three major market areas in Beaufort County to offer a practical comparison for buyers, searchers or those figuring out how to best budget for a home in the Lowcountry.

What does the Beaufort County housing market look like right now?

South Carolina Realtors compiles a report that analyzes quarterly market changes for each county in the state.

While the majority of the state saw some decreases in market activity, Beaufort County remained fairly active despite the ongoing tariffs from President Trump that are affecting the market.

Here is a look at Beaufort County’s most recent quarter report on home sales, median price of homes and the average amount of days a property is on the market before selling:

  • Home sales increased 11.5%; 547 in the last quarter of 2024 to 610 now

  • Median home price increased 9.9%; $409,775 in the last quarter of 2024 to $450,400 now

  • Days remaining on the market increased by 20.6%; 102 days in the last quarter of 2024 to 123 now

To take a deeper dive into the Lowcountry’s current housing market, we looked at homes across three different price ranges in three major cities within the county.

Price points & locations checked

According to South Carolina Realtors, the median price for a home in Beaufort County was $464,890 in March of 2025.

Based on that data and the average listings of homes to date, these are price points we checked for homes across the three major market areas in the county: Hilton Head, Bluffton and Beaufort.

  • $300K-$500K

  • $600K-$800K

  • $900K +

Sites searched to find available homes included Zillow, Realtor.com and Homes.com.

In each search, we filtered our results to only show homes available within each city, only show the listing price and excluded locations like apartments or condos.

We’ve also included the square footage of each home in for each respective marketing area for further comparison.

Note on HOA fees

Many homes throughout the Lowcountry are within gated or HOA communities, which involve an additional monthly or annual fee, depending on your neighborhood.

These fees can range anywhere between $300 to $20,000 or more a year.

We’ve included the neighborhoods for each home we found to allow a better understanding of the total amount you can expect to pay.

Hilton Head

$300K-$500K

  • $300K: This range found a home that costs $399K and offers a one-story 2-bedroom, 2-bath with 1,500 square feet. Located in Hilton Head Plantation, HOA fees apply.

  • $400K: For this range, we found a home for $485K with 3 bedrooms, 2 bathrooms, with 1,800 square feet. Located in Chinaberry Ridge.

  • $500K: In this range, we found a home for $528K with 3 beds, 2 baths, with 1,500 square feet. Located in the Allenwood neighborhood, HOA fees apply.

$600K-$800K

  • $600K: In this price range, we found a home listed for $625K with 4 bedrooms, 4 bathrooms and 1,900 square feet. Located in the Victoria Square neighborhood, HOA fees apply.

  • $700K: This range found a home for $749K, with 4 bedrooms, 3 baths with 2,200 square feet. Located in the gated community of Circlewood and Beach City.

  • $800K: In this range, the home we found costs $825K with 3 bedrooms, 2 bathrooms and 2,000 square feet. This home is located within Sea Pines, HOA fees apply.

$900K-$1M

  • $900K: This search found a $925K home with 3 bedrooms and 3 bathrooms with 1,800 square feet. Located in Hilton Head Plantation, HOA fees apply.

  • $950K: This range offered a home for $950K with 4 bedrooms, 3 bathrooms and 3,000 square feet. Located in Palmetto Hall, HOA fees apply.

  • $1M: In this search range, we found a home for $999K with 3 bedrooms, 3 bathrooms and 2,000 square feet of space. Located in the Shipyard Community, HOA fees apply.

Bluffton

$300K-$500K

  • $300K: This range offered a home that costs $339K with 3 bedrooms and 2 bathrooms with 1,400 square feet. Located in The Farm neighborhood, HOA fees apply.

  • $400K: For this range, we found a home for $439K with 3 bedrooms, 2 bathrooms, with 1,300 square feet. Located in Westbury Park, HOA fees apply.

  • $500K: In this range, we found a home for $500K with 2 beds, 2 baths, with 1,600 square feet. Located in the Sun City community, HOA fees apply.

$600K-$800K

  • $600K: In this price range, we found a home listed for $615K with 3 bedrooms, 2 bathrooms and 2,000 square feet. Located in The Landings at New Riverside neighborhood, HOA fees apply.

  • $700K: This range found a home for $725K, with 4 bedrooms, 4 baths with 3,000 square feet. Located in the Island West neighborhood, HOA fees apply.

  • $800K: In this range, the home we found costs $825K and has 3 bedrooms, 3 bathrooms and 3,300 square feet. This home is located within the Callawassie Island neighborhood, HOA fees apply.

$900K-$1M

  • $900K: This search found a $909K home with 4 bedrooms and 4 bathrooms with 3,100 square feet. Located in the Belfair neighborhood, HOA fees apply.

  • $950K: This range offered a home for $950K with 4 bedrooms, 4 bathrooms and 2,800 square feet. Located in The Crescent neighborhood, HOA fees apply.

Beaufort

$300K-$500K

  • $300K: This range offered a home that costs $334K with 3 bedrooms and 2 bathrooms with 1,100 square feet. Located near Laurel Bay Road, there is no HOA.

  • $400K: For this range, we found a home for $412K with 3 bedrooms, 2 bathrooms, with 2,100 square feet. Located in the Royal Pines community, HOA fees apply.

  • $500K: In this range, we found a home for $504K with 3 beds, 3 baths, with 1,700 square feet. Located in the Battery Point community, HOA fees apply.

$600K-$800K

  • $600K: In this price range, we found a home listed for $609K with 4 bedrooms, 3 bathrooms and 2,400 square feet. Located in the Overlook at Battery Creek neighborhood, HOA fees apply.

  • $700K: This range found a home for $714K, with 3 bedrooms, 2 baths with 2,400 square feet. Located along Broad River Drive, there is no HOA.

  • $800K: In this range, the home we found costs $800K and has 3 bedrooms, 4 bathrooms and 1,800 square feet. Located in the Habersham neighborhood, HOA fees apply.

$900K-$1M

  • $900K: This search found a $899K home with 4 bedrooms and 3 bathrooms with 2,100 square feet. Located on Coosaw Island, there is no HOA.
