More than 200 affordable housing units coming to Jasper County. Here’s when & where
Foxtail Commons, an affordable housing development, is set to bring 270 new homes to the Lowcountry by early 2026.
This new rental community is currently under development in Jasper County and is set to bring new housing units to a rapidly growing region of the state.
Located next to the Friends of Caroline Hospice Care and John Paul II Catholic School on S.C. 170, the community states that it offers “the privacy and charm of single-family homes with the convenience of renting.”
Officially unveiled in June, Foxtail Commons aims to provide market-rate affordable housing options as the Lowcountry continues to grow.
Annie Smith, spokesperson for Next Chapter Neighborhoods, noted that the location was selected to provide easy access to major roadways, including U.S. 278, Interstate 95 and S.C. 170, along with the goal of filling in the gap for high-quality rental housing for the growing local workforce in the Lowcountry area.
What will these SC homes offer?
The project, overseen by Next Chapter Neighborhoods, based in Evans, Georgia, will feature eight flexible floor plans ranging from one to four bedrooms.
Each home is set to include modern appliances with the majority of layouts offering attached garages, washer/dryer hookups and porch areas. This development will also feature communal spaces like a clubhouse, gym and pool area.
What’s the timeline?
Construction is well underway, according to Smith, with current work focused on installing the neighborhood’s sewer system, water main and meter boxes. The next phase will include road grading, curbing and paving.
Smith confirmed that while rental rates are not yet finalized, they will be in line with the surrounding market and homes will not be income restricted.
“We anticipate pre-leasing to begin in December, with first move-ins in February,” she said.

A snapshot of the Lowcountry’s growth
Located in the southernmost region of the Palmetto State, Jasper County is one of the fastest-growing counties in the United States.
The housing stock in Jasper County grew by 8.4% between 2023 and 2024, outpacing every other county in the country, according to U.S. Census Bureau data.
