What we know about the latest SC development along US 278 in Jasper County

Taking a drive into the Lowcountry along U.S. 278 or heading up to Interstate 95?

Construction and development projects have begun to sprout along these roadways, specifically in the Hardeeville area, with the latest happening on the north side of U.S. 278, neighboring the entrance to Hilton Head Lakes.

Nestled between Savannah and Hilton Head, the city of Hardeeville has been a hub for much of the development in the region.

Hardeeville was named the fastest-growing municipality in South Carolina last year, growing by 85% between 2020 and 2024, jumping from 7,000 residents to over 13,000, according to the U.S. Census Bureau.

Jasper County as a whole was named the nation’s fastest-growing county in terms of housing units.

That trend in growth is noticeable in neighboring areas of the Lowcountry, too. Next door, Beaufort County has grown 7% since 2020 and now ranks among the top 10 most populous counties in the state.

Here’s what we know about the latest development project taking place in the area.

What is this latest project?

Lisa Wagner, director of planning and building services for Jasper County, confirmed that the ongoing land clearing inbetween Hilton Head Lakes and the Prime Storage facility on Brickyard Road will be a mix of attached townhomes and single-family units.

Green Room Partners, based out of Charleston, is overseeing this project, according to Wagner.

Grant Barnes, director of development for Green Room Partners, said that this project is still in early phases and that a full construction timeline and unit details are not yet available.
