For two decades, Stack’s Pancakes & More was a staple for breakfast lovers on Hilton Head Island. Known for its blueberry lemon curd pancakes, strawberry waffles and hearty plates of chicken and waffles, the mid-island restaurant served both locals and tourists since opening in 2004.

But in September 2024, without warning, the popular eatery abruptly shut its doors. A simple note taped to the bright blue entrance read: “Spaghetti dinner has been canceled. Stack’s has closed permanently.”

No announcement followed on the restaurant’s social media and no formal reason from the owners has been given regarding the closure.

Now, a different sign sits taped to the door: “Sorry, we are closed.”

Speculation among residents and frequent visitors regarding the sudden closure has centered around operating costs and dwindling foot traffic in the slower winter months. Nearly eight months later, the future of the prominent Highway 278 location remains uncertain, but not without interest.

The location is a free-standing 5,149 square-foot building located at 2 Regency Parkway.

According to public property records for Beaufort County, the space has been overseen by Romano Enterprises Inc. since October.

It was recently relisted last week after two prospective deals, a rental offer and a purchase, both fell through, according to listing agent Carol Geraghty.

The current asking price for purchase is $2.25 million.

Positioned just off William Hilton Parkway, the high-traffic site is zoned light commercial, allowing for a wide range of potential uses.

It has the capacity to seat 207 guests as a restaurant, but could be transformed into something entirely new if purchased outright. A lease agreement, on the other hand, would likely require the space to remain a restaurant, according to Geraghty. Located at an ideal location along Highway 278 in the central area of the island, Geraghty noted the vast potential for the empty space.

While the mid-island location and visibility along one of Hilton Head’s busiest corridors has seemed to continue to attract interest, no deals have been closed yet.

As the building sits vacant, it remains unclear what will fill the void left by one of the island’s best-known breakfast spots, but there is hope that something will transform this space into something new soon.

“There’s not a lot of property left for development on the island, especially in a prime location like this,” Geraghty said. “I hope someone will come in and do something great with it.”
