There are two kinds of people that want to know which gated communities on Hilton Head allow short-term rentals: the kind that want to own rentals, and the kind that want to live a far away from rentals as they possibly can.
About 70% of Hilton Head Island is covered by gated communities that set rules for everything from what color you can paint their mailbox to the shortest length of time you can rent your property to someone.
Neighborhoods outside the gates, such as those in Forest Beach and Folly Field, have seen an influx in lots being developed for short-term rentals in recent years. These areas have less oversight from homeowners’ associations. Some residents in these neighborhoods report problems with parking, traffic and noise.
In other communities such as Hilton Head Plantation, short-term rentals are not allowed. However, living in one of the gated communities means less freedom with what you can do to your own property.
