Almost 200 new hotel rooms may soon be added to Hilton Head Island.

A proposed project would add a 99-room, four-story Hilton Home2 Suites and a 96-room, four-story Marriott SpringHill Suites to the former Motel 6 site at 1 Marina Side Drive, which is mid-island, according to Mark Tate, president of North Augusta-based Tate Design Group. A proposed restaurant will also be constructed in the development.

Home2 Suites, a 2009 addition to the Hilton hotel portfolio, offers a mid-tier, extended-stay experience, and SpringHill Suites is Marriott’s upper-moderate-priced hotel. The hotels are expected to be about 56,000 square feet each, and the restaurant is proposed to be 2,000 square feet. Each hotel will have an outdoor swimming pool.

“The project will be done in three phases, with the Home2 Suites (project) hopefully beginning by the end of the year,” Tate said. He added SpringHill Suites will likely be built about three months later, and the restaurant will be constructed in the third phase.

There is no confirmed tenant yet for the restaurant.

“We’re anticipating something like a Dunkin’ Donuts or a Krispy Kreme,” Tate said.

Plans for the hotels and restaurant were initially discussed at a Town of Hilton Head preapplication meeting Monday. Tate said the project will next go before the town’s Design Review Board in October for conceptual review.

On Hilton Head, there are seven Marriott Vacation Clubs and one resort. A Residence Inn is planned for the back of Heritage Plaza on the south end of the island. The only Hilton-owned hotel currently on the island is the Hampton Inn at 1 Dillon Road.
