Home values in these SC cities will drop the most into 2026, Zillow says. Here’s by how much

Home values could drop across many South Carolina cities into 2026, a new forecast shows.

Zillow, a popular online real estate marketplace, recently released its home value forecast for the next 12 months. The April forecast projects U.S. home values to drop by 1.9% this year — a revision from a previous expectation of a 0.6% increase. Zillow notes that the decline in home values would be coupled with a rise in existing home sales for 2025. And barring any unforeseen shocks, expect mortgage rates to land at 6.5% at the end of the year.

“The combination of rising available listings and elevated mortgage rates is signaling potential price drops by year’s end,” Zillow states. “With increased supply, buyers are gaining more options and time to decide, while sellers are cutting prices at record levels to attract bids.”

The forecast calls for a 3.3% increase in existing U.S. home sales, totaling 4.2 million year over year.

Meanwhile, South Carolina home sales totaled 19,237 in the first quarter of 2025 — a relatively flat, -0.2% change from the 19,268 homes sold over the same period last year, according to data from South Carolina Realtors.

SC home values and forecast

According to Zillow, the average South Carolina home value is $298,029, up 1.5% over the previous year.

However, home values are expected to fall over the next 12 months in 12 of the 15 South Carolina metropolitan statistical areas Zillow examined in its latest forecast.

Bennettsville is predicted to have the biggest home value drop at 10% by March 30, 2026. Meanwhile, Hilton Head is expected to have the largest home value increase at 1.0% over the same period.

The average Hilton Head home value is $778,457, up 0.8% over the previous year, Zillow data shows. For Bennettsville, the average home value is $91,958, down 5.4% from last year.
