‘Prestigious’ $6.5M estate near former Murdaugh-owned island is for sale. Here’s where
A 22-acre waterfront estate with five bedrooms, nine bathrooms and easy access to Chechessee River and Port Royal Sound is for sale for $6.5 million.
The secluded property on Lemon Island, at 107 Okatie Highway, is owned by an LLC registered to Timothy Bratz of Isle of Palms, according to Beaufort County property records. It was purchased for just under $4.8 million in 2022.
Collins Group Reality in Hilton Head and Bluffton is listing the “prestigious address” it calls “a world apart.”
“It’s super unique,” said Fred Hogshead, a real estate specialist with Collins Group Reality.
Lemon Island is located just west of — and across the Broad River from — the town of Port Royal. It is a peaceful, sparsely populated waterfront retreat also home to the Widgeon Point Preserve.
Collins Group Reality is also trying to sell all of Rose Island, a 460-acre property immediately south of Lemon Island and accessible only by boat. The asking price for that land, which includes a 4-bedroom house, is $6.9 million.
An interesting sidenote is Rose Island was once owned by the Murdaugh family, Hogshead said.
In what was billed in South Carolina as the “trial of the century,” Alex Murdaugh, part of the prominent family of attorneys, was convicted in the 2021 murders of his wife Maggie, and their 22-year-old son, Paul, at the family’s hunting retreat in Colleton County.
John Marvin Murdaugh, Alex’s brother, sold the Rose Island property in 2021 for $2.5 million to Legacy Island LLC, according to Beaufort County records. Legacy Island LLC lists its address as an Ohio property owned by Bratz.
Here are some highlights of the 107 Okatie Highway estate on Lemon Island, which is accessible via the Okatie Highway:

- Five bedrooms.

- Detached carriage house.
- An “owner’s retreat” featuring multiple rooms for privacy and “personal renewal” including a bedroom with views of the water and multiple French doors to the porch.
- Architecture by Jim Strickland, a prominent Atlanta architect recognized for his expertise in traditional and classical architecture.
That’s just the inside.
Outside you’ll find:
- A private deep-water dock providing access to Chechessee River and Port Royal Sound.
- An 18,000-pound boat lift.
- An enclosed boathouse with 360-degree views.
- A long tabby drive and roundabout and courtyard lawn.
- A covered porch along the entire back of the house that wraps around the side where a brick fireplace is located.
