Hundreds more apartments proposed for Beaufort County. Some come with marsh views.

Hundreds more apartments could eventually be available for rent in northern Beaufort County if a Greenville developer follows through with the latest plans.

The plan comes on the heels of numerous projects that have either been recently built, are under construction or planned in northern Beaufort County as developers follow increasing demand in the rental market.

More than 200 units are planned as part of a concept for a vacant marshfront lot at 669 Parris Island Gateway near Shell Point. The plans go before Port Royal’s Design Review Board for an initial review Thursday.

Ten apartment buildings, three smaller carriage houses and a clubhouse are proposed for the site. The buildings include one-bedroom, two-bedroom and three-bedroom units, with some of the buildings overlooking the marshes of Battery Creek.

A dog park, swimming pool and dock appear to be part of the early drawings.

Greenville development firm Graycliff Capital is behind the project, identified in town documents as “Waterleaf at Beaufort Apartments.” Seth Peterson, the firm’s development director, declined comment Wednesday, saying he wanted to wait until developers have heard from the town and the process is further along.

Graycliff has numerous other apartment projects it owns or developed, according to its website, mostly in the Carolinas and Tennessee.

The portfolio includes the similarly named Waterleaf at Murrells Inlet, a 240-unit apartment development to be built this year. Amenities will include a saltwater swimming pool, dog-washing station and dog park, putting green and bicycle storage area, according to the website.

Graycliff also developed Myrtle Beach apartments under the Waterleaf name. Those apartments include a fire pit, carwash and exercise room.

In recent years, a number of new apartment developments have been built or proposed in Port Royal, Beaufort and on Lady’s Island.

Some are billed as luxury, maintenance-free living, with high-end finishes and matching prices.

Others target renters seeking more affordable options, like the 48 workforce apartments being built on Ribaut Road across from Naval Heritage Park in Port Royal.
