Looking to buy? New neighborhood, 185 homes coming to Beaufort County

A new neighborhood is expected to add 185 new homes in northern Beaufort County.

A Mungo Homes subdivision is planned for Shell Point, off Savannah Highway near Riverview Charter School. The property, which has been annexed into the town of Port Royal, will include 185 home sites and be developed by local builder Merritt Patterson.

The neighborhood being called “Shell Point Farms” in town documents is expected to be open to home presales by next spring, a Mungo news release said. The building schedule isn’t set.

Home designs and pricing have not yet been decided, Mungo marketing manager Donna Wiggins said. The sites will average 6,000 square feet or about 0.14 acre.

The company has three models listed on its website as for sale in Summerville; each has five bedrooms and is in the upper $300,000s. The 11 Mungo homes listed in the Savannah area range from $240,000 to $325,000.

The Shell Point development joins other recent housing projects along Savannah Highway, including Liberty Point and Azalea Square.

Azalea Square is billed as a low-maintenance townhome community, with three-bedroom units listed for less than $200,000. Liberty Point includes larger, single-family homes.

Mungo is an Irmo-based home builder that sold 1,600 houses in various southeastern markets last year, including Savannah, the release said. This will be the company’s first project in northern Beaufort County.

Patterson met this week with several residents of nearby neighborhoods, town planning director Linda Bridges and County Councilwoman Alice Howard to go over drainage questions and site plans, Patterson said.
