Hilton Head-area HOA fees largely increased in 2026. See how yours compare
It’s that time of year again. Homeowners’ associations across the Hilton Head area have announced their 2026 fees, and most of them are higher than last year. Homeowners and property owners associations in Hilton Head, Bluffton, Beaufort and even Daufuskie have raised their annual dues for 2026.

The Island Packet spoke with real estate agents and community representatives and reviewed HOA websites and online real estate information for this story. What went up the most?
Between 2026 and 2025, Rose Hill Plantation in Bluffton increased its POA fee by the greatest percentage compared to all other major gated communities in Beaufort County, The Island Packet found.
According to The Coastal Living Team, Rose Hill POA’s 2026 dues are $3,150 — a 12.5% increase from the previous year.
Various local real estate firms, including Collins Group Realty and Sail Home Team Brokered by eXp Realty, indicate that Rose Hill POA’s 2025 dues were $2,800. Additionally, Carolyn Welch, Director of Client Services for the John Weber Team and Rose Hill resident, said Rose Hill’s yearly POA fee was $2,800 in a June 2025 video posted to John Weber’s YouTube channel. Caroline Adams, Office Manager for Rose Hill POA, did not return a phone call requesting comment in time for publication.
Rose Hill’s $350 increase, however, is nothing compared to one community across the Calibogue Sound.
Members of Haig Point are set to vote this month on whether to build a new $8 million fitness facility and renovate all 29 holes of its signature golf course, according to Courtney Meredith, member and Realtor relations manager for Haig Point Club and Community Association.
Currently, Haig Point’s Signature Club Membership costs $32,543, a 5% increase from the previous year. The proposal would increase dues by an additional 10%, according to the Meredith, marking a 15% increase from 2025.
Most expensive Beaufort County communities
Think your neighborhood is expensive to live in? It still probably doesn’t compare to Berkeley Hall, Bluffton’s most expensive private community. Its annual dues for 2026 are $28,104, according to the Coastal Living Team.
On top of annual dues, new homebuyers in Berkeley Hall will also have to pay a $125,000 initiation fee, according to The Coastal Living Team. That fee has climbed up from $90,000 at the start of 2025, according to The Etheridge Group.
Spring Island, an ultra low-density private community on a 3,000-acre island southwest of Beaufort, also ranks high on the list of Beaufort County’s most expensive places to live. According to the Robert Tufts with Spring Island Realty, annual club and POA dues total $34,695 for 2026. Buyers also pay a $150,000 initiation fee, as well as capital charges of $1,000 for the POA and $2,000 for the club.
Additional fees
Some private communities shown in the table above may have additional fees not included in the dues. These may include optional club dues that give residents access to amenities such as pools, restaurants and fitness centers. Some communities, like Palmetto Bluff, package golf, tennis and/or boat club memberships separately.
For example, Palmetto Bluff’s newest golf course, Anson Point, is available only to those willing to drop more than a college education’s worth of fees on a golf club membership.
To get full, unlimited access to the premium course, members can pay a $200,000 joining fee and $22,000 in annual dues. Alternatively, they can pay a $100,000 joining fee and $12,500 in annual dues and get four tee times a year at Anson Point, fifteen at May River Golf Course and fifteen at Crossroads.
Many private communities in Beaufort County also charge buyers community enhancement fees, capital improvement fees and/or real estate transfer fees.
