December’s priciest real estate sales in northern Beaufort County were in these ZIP codes

Fewer people are buying homes in Beaufort and Jasper counties, but the homes they’re buying are pricier compared to a year ago, according to the most recent Beaufort-Jasper County Realtors reports. There are also more homes available, especially condos.

Inventory levels were up 30.9% from 473 homes for sale in December 2022 to 619 in December 2023. This gain is greater than what the market saw last month, where active residential listing inventory rose 21.8% from 505 homes in November 2022 to 615 in November 2023. More homes on the market means more options for buyers and more competition for sellers. It also points towards fewer people buying homes, which the reports reflect.

Much of this gain is in the condo segment. Comparing homes for sale at the end of December 2022 to the end of December 2023:

  • For condos, there are 77.6% more on the market from 67 to 119.
  • For single-family homes, there are 23.2% more from 406 to 500.

The following happened in Beaufort and Jasper counties’ real estate market in the 12 months spanning January 2023 through December 2023, compared to the 12 months before that, according to December reports:

  • Slightly fewer people are buying homes: Pending sales decreased 4.1% overall from 2,857 pending sales to 2,739 pending sales.
  • The homes they’re buying are pricier: The price range with the largest pending sales gain was the $750,001 to $1 million range, where sales rose 19.7% from 173 homes to 207 homes.
  • Prices are going up overall: The overall median sales price increased 8.7% to $399,900.
  • Condos are hot: Prices in the condo segment are rising the quickest with a 12.5% increase to $315,000. It doesn’t mean they’re selling: Sales went down 7% from 357 to 332.

  • Homes are taking longer to sell: Homes were on the market 26% longer — 77 days versus 97 days.

Beaufort-Jasper County Realtors broker some sales in Hilton Head and south of the Broad River. Its market reports include the most comprehensive data for northern Beaufort County and Jasper County. The data is broken down by ZIP code.

The ZIP codes 29909, 29910 and 29907 were in both the top five median sale prices and most sold homes lists in December.

The ZIP codes with the most expensive median home sale prices and their identifying areas are:

  • 29909 (Bluffton, Okatie, Hardeeville) — $510,000
  • 29907 (City of Beaufort, Lady’s Island, Attaway, Yacht Club Estates, Wilkins, Academy Estates, Ashdale) — $507,000

  • 29940 (Seabrook, Sheldon, Lobeco, Dale, Coosaw) — $477,891

  • 29920 (St. Helena Island, Fripp Island, Dataw Island, Fort Fremont, Frogmore) — $470,000

  • 29910 (Bluffton, Pritchardville) — $455,000

The ZIP codes with the most homes sold and their identifying areas are:

  • 29906 (City of Beaufort, Port Royal, Shell Point, Burton, Laurel Bay) — 27

  • 29902 (City of Beaufort, Port Royal, Burton — 25

  • 29907 (City of Beaufort, Lady’s Island, Attaway, Yacht Club Estates, Wilkins, Academy Estates, Ashdale) — 23

  • 29909 (Bluffton, Okatie, Hardeeville) — 23

  • 29910 (Bluffton, Pritchardville) — 23
