Which Hilton Head area gated community had the most expensive home sales in September?
You’ve seen the real estate market data for South Carolina and the Hilton Head and Beaufort areas in general. But what about the specific ZIP codes and communities?
The Island Packet and Beaufort Gazette mapped where the most closed sales and highest median prices were in September according to the most recent Beaufort-Jasper County and Hilton Head Area Realtors associations’ market reports.
Out of all the gated communities, Realtors closed the most sales in Latitude Margaritaville and Sun City, including Riverbend, with 52 and 51 closed sales, respectively. For Margaritaville, the high number of closed sales couples with a newly built home hot spot, according to real estate agents. Both of their locations, a drive from Hilton Head, suggest that not all buyers are coming for the beach; they’re coming for the area. These communities are also restricted to those 55 and older, with high sales substantiating the area’s claim as a retirement hub. The median prices were $475,000 and $530,715, respectively.
For Hilton Head gated communities, Realtors closed the most sales in Hilton Head Plantation with 20 sales and a $792,500 median price.

- Hampton Lake — 12
- Sea Pines, houses — 12
Some communities are segmented by attached properties (condos) and detached properties (houses).
The most expensive median home sale prices were:
- Wexford — $2,787,500
- Palmetto Bluff — $2,476,250
- Palmetto Dunes — $2,351,250
- Sea Pines — $2,157,500
- Berkeley Hall — $2,095,000
Palmetto Dunes had the most expensive median condo price at $775,000.
