This centuries-old Beaufort County plantation sold for millions. What’s in its future?
A centuries-old Beaufort County plantation that sits along the ACE Basin was purchased Monday by a developer eyeing a portion of the land for a new neighborhood.
Bindon Plantation, located within Yemassee town limits, was sold by Brown and + Plantation Advisors & Wise Batten Inc. The property was originally listed for $9.25 million and previously owned by Ted Turner and John D. Hollingsworth, according to a news release from the sellers.
CJ Brown, broker and founder of Brown and + Plantation Advisors, declined to say who purchased the property and the final sale price.
The property is roughly 1,317 acres with upland pine forest, live oaks, and a few miles of frontage along the Pocotaligo River.
“Bindon is the ultimate high caliber sporting lifestyle property,” Brown said in the release. “From a hunting perspective it’s as good as it gets with excellent quail potential, fabulous dove fields, deep water access, high deer and turkey populations and the ability to catch reds from the bank. Bindon is a true gem.”
Beaufort Open Land Trust holds a conservation easement on Bindon that allows for up to 20 homesites and a maximum of 5 docks.
Yemassee Town Council approved preliminary plans with stipulations in September for a “low-density residential neighborhood with approximately 20 single-family dwellings, a private hunting club amenity, community docks on the Pocotaligo River and Stoney Creek, a common area boat ramp and associated infrastructure,” The Island Packet reported.
The application submitted by Chris Ramm with the Taylor Development Group LLC refers to the potential neighborhood as “Stoney Creek at Bindon Development” with a master plan map reading “Stoney Creek Bindon Plantation.”
The easement says up to 20 lots can be built on the tract, with each lot being at least 2 1/2 acres, according to a staff report. Each lot is limited to a single-family dwelling and one additional structure, such as a detached garage or in-law suite.
Council is awaiting the submission of a final development plan to vote on proposed next stages, Town Clerk Matt Garnes said.
Although this is the first residential development to be approved in one of Yemassee’s historic plantations, a bed and breakfast that also serves as a wedding venue began operating in September at Cotton Hall Plantation owned by Georgia lawyer L. Lin Wood, who is known for representing former President Donald Trump.
