Here’s what could be coming to this Hilton Head tourist hot spot

Hilton Head’s workforce could have a new housing option if plans to renovate a vacant building in the Coligny area move forward.

The nearly 12,000-square-foot building at 7 Lagoon Road, located across from Coligny Plaza and next to It’s Greek to Me restaurant, would provide housing on the upper floor, while the ground floor would feature a “world class arts facility,” according to town documents. The type of housing was not specified.

Steven Stowers with Architecture 101 has applied to the town to renovate the building. The upper floor is about 4,000 square feet and would have nine “short and long-term units” between 305 and 335 square feet each, according to application documents.

“These units are a key cog for the housing shortage of which the island is currently in the midst,” Stowers said in the project description.

Stowers did not immediately respond to multiple requests Wednesday for comment. No timeline for the renovation of the vacant building was listed in town documents.

Chris Darnell, urban designer for the town, said Wednesday the building used to be a police substation, and before that, a pharmacy.

“I think it’s all part of the plans around Coligny Park and redeveloping the whole area down there,” he said, noting several other projects have been proposed in the area.

Construction, for example, on the Heritage Plaza redevelopment project, located on Pope Avenue down the street from the vacant building, is expected to begin in October. The proposed Coligny park development, however, has been put on hold because the town is short on cash with the hurricane recovery, according to a recent release from town manager Steve Riley.

The exterior renovations proposed for the vacant building, according to town documents, will include green space, expansion of the south patio, and the addition of a wood trellis, among other things.

Darnell said Stowers withdrew the project application with the town’s Design Review Board on Tuesday after the board said more information was needed. The board generally liked the direction of the project but wanted more details on several aspects, such as the concrete and brick finishes, he said, adding he expects the application will be resubmitted.

According to online county property records, the building is owned by Coligny Plaza LP and Coligny Holdings LLC.
