The western edge of the Lowcountry continues to boom with housing options, newest coming in 2027

Given the growth and increasing demand for more affordable housing in Beaufort County, developers continue to land on the eastern reaches of Jasper County to provide apartments for an exploding population in the region.

Next up is a 312-unit apartment complex that will be known as Waterford Pointe Apartments and will open its doors to Beaufort County’s growth in early 2027.

The development will be across the street from The Retreat on East Argent Parkway in Hardeeville. The site is expected to break ground in April of 2026.

“Hardeeville, being part of the Bluffton/Hilton Head market, has seen tremendous growth over the past seven years and has an apartment market that has limited future supply given the growth prospects,” said Rick Cavenaugh, president of Stoneleigh Companies. “Based on the rents in the market and the high occupancies, we felt that this location and our proposed Waterford product would be a great addition to the Bluffton area.”

Stoneleigh Companies is a private real estate company developing the apartments. Waterford Residential is the property management affiliate of Stoneleigh.

There will be 12 buildings and a clubhouse and there will be one to three-bedroom units available, ranging from 590 to 1,409 sq ft.

They are working on the design for the interiors of the space at this time. However, they know they will have 9-foot ceilings, quartz counter-tops, USB outlets, “hardwood-inspired luxury floors” and LED lighting.

Amenities in the complex

Separate from the apartments, there will be a 5,000 square-foot clubhouse with a plan to include amenities with a resident lounge, staffed kitchen, game room, fitness studio, tech lounge, and conference room for residents who want to work from home.

There will also be a pool, putting greens, a dog park, a pickleball court, a gazebo over a lagoon, and walking trails around the property. The outdoor space, including these amenities, will add to roughly 14,000 square feet, according to Rachel Cahanin, Director of Marketing at Stoneleigh Companies.

They do not have an estimated rent price at the moment, but “we feel we’ll be at the top of the market with our product,” Cahanin said.
