Record Breaker: Dream house on Sea Pines sells for $12.5M, nearly $2k per square foot
What could be more Hilton Head Island than watching Atlantic bottlenose dolphins frolic in the waters of the Calibogue sound from your office desk chair?
The answer is easy, not much. But the price tag that comes with the view is record setting.
A Sea Pines Oceanfront, 6,500 square foot home sold on July 1 for $12.5 million.
This sale beats the record for Hilton Head and is $1,923/square foot.
Rick Saba and Tristan O’Grady worked on the project from acquiring the property for the buyers 4 years ago and consulting with the investors/architect etc on the project. They represented the sellers while Megan Patterson of Sea Pines South Beach Office represented the buyer side of the transaction on July 1st.
The property is in Sea Pines on Bald Eagle road. The previous record was set at $10.7 million with 6,360 square feet which was also in Sea Pines on the water.
He said Hilton Head has an interesting market where it has been on the upward trajectory for a few years. This sale will leave a positive mark on the real estate market, especially for listings that are similar, such as recently built oceanfront properties, he said.
According to the Beaufort County website, the property was acquired in 2021 for around $4 million.
The home was rebuilt by Bull Creek Management over the course of four years from 2021. O’Grady said “every luxurious component that you can imagine is in this house.”
From a shower with pearl white finish with intricate detailing, to ocean facing office, to heated floors, he said the home was built with “luxury and oceanfront living in mind.”
O’Grady said the buyers are from out of town and bought it as a second home.
