Take a look inside the 2025 HGTV Dream Home in Bluffton’s Berkeley Hall

More details have been released about the 2025 HGTV Dream Home, located in Bluffton. The winner of the sweepstakes will receive the fully furnished, custom-build home, a 2025 Mercedes-Benz GLC and $100,000. The 3,000 square foot home is located on the fairway in Berkeley Hall, a private golf community off Fording Island Road in northern Bluffton. The exact address for the home is still not available.

The home, in the private community, was built by Shoreline Construction and designed by Court Atkins Group. The home’s interior design was done by Brian Patrick Flynn, an American television producer turned interior designer that has designed the past ten HGTV Dream Homes.

The home has three bedrooms, with the primary bedroom on the first floor and two bedrooms upstairs, three-and-a-half bathrooms, a laundry room with a pet washing station, a back kitchen attached to the main kitchen, a detached garage, a pool and an outdoor fireplace and kitchen. It was particularly designed for the golf lifestyle, with a golf simulator, golf cart and interior color pallet that compliments the golf course in the backyard.

From a practical standpoint, the most notable parts of the house are the dimensions and proportions of the rooms, the back kitchen and detached two-car garage, Flynn said.

Before the pandemic hit, when people thought about the Dream Home, they imagined a much larger home, but homeowner’s perspective about square footage has changed since then. There is enough breathing space in each room, but there is also no wasted space, Flynn said. Because of the open floor plan, the main kitchen is visible from almost every room on the first floor, so the back kitchen gives space for the “necessary uglies” in the kitchen like a pile of dirty dishes.

On the design front, the house is quintessentially Bluffton, Flynn said. After living in the community for two and half months, he said the house fits right in with other homes in the area — a cross between trendy farmhouse and a low country cottage with simple architecture — with certain elements dialed up a bit. Instead of just neutrals, the house is filled with greens and blues and different textures and patterns.

Flynn’s favorite room in the house is the media room that has a blue and white circus tent design on the ceiling and bold blue drapes.

The project takes around nine and a half months to complete in full, Flynn said.

Interested fans can sign up to receive daily reminders to enter the giveaway, which starts on Dec. 17 at 9 a.m. EST and ends on Feb. 14, 2025 at 5 p.m. EST. Individuals can enter on the HGTV website by submitting the online entry form, which is limited to one entry per person per day.

The complete rules, including details on when the winner will be selected, will become available on Dec. 17. Public tours and mail-in entries are not available for this years’ house.

According to last years’ sweepstakes rules, all federal, state and local taxes on the grand prize were the winner’s responsibility.
