Here are 5 of the cheapest single-family homes on Hilton Head. None are below $500K

A look at some of the most affordable, single-family, independently-situated homes currently available on Hilton Head Island shows that it is possible to find something under the most current, March 2022, median listing price of $599,000. But not by much.

It’s no secret that the real estate market on Hilton Head Island is currently a seller’s dream.

With so many potential buyers and so few homes for sale, it has become difficult to snatch up a home in most buyers’ ideal price range.

So many people want to move south now and Hilton Head Island is such a unique location, according to Susie Castellini, a real estate agent for Berkshire Hathaway on Hilton Head Island. Homes are being sold to cash offers and bids way over asking price in many cases. Just like taking a number at the DMV, places are now even sometimes being held in case the first, second, or third offers fall through.

“The unfortunate reality for our island, specifically Hilton Head, for a single family to buy a home here now, you’re at almost a half a million dollars,” said AIM Real Estate Sales agent, Charl Cilliers. “That is a hard reality from the south end of the island as far up to Hudson’s and Boathouse if you’re looking for a single-family home that’s around 1,200 square feet. You’re looking at spending a half a million dollars.”

“The 5 to 6 hundred thousand-dollar home right now is like gold,” said Jim Lowell, a real estate agent at Dunes Real Estate.

Here are five of some of the most affordable, single-family, independently-situated homes currently available on Hilton Head Island.

  • 30 Timbercrest Circle: Priced at $500,000, recently reduced on Wednesday by $50,000, this 2,508 square-foot home is located near Spanish Wells. This home has four bedrooms, three bathrooms and one half bathroom. It overlooks a golf course and has its own front porch for spending quiet mornings and evenings relaxing.

  • 25 Night Heron Lane: This beach cottage, recently reduced by $10,000, is currently listed at $515,500. While only 520 square feet, its unique architecture should make anyone curious. In the Sea Pines community by the back gate and just on the other side of South Forest Beach Drive, it includes a large backyard overlooking a nearby lagoon and a gate-wrapped back porch. It is conveniently located across from a beach access point and surrounded by nearby walking and biking areas.

  • 25 Alice Perry Drive: This home is priced at $520,000 with a total of five bedrooms and three bathrooms. This two-story home has 2,386 square feet and is located on 0.512 acres. It features a back porch with secluded, wooded views.

  • 56 Gold Oak Drive: This home is listed at $565,000. It has a two-car garage and use of a community pool. This two-story home has 2,355 square feet and a large, grass front lawn. Having four bedrooms, three and one-half bathrooms, this home features an irrigation system and is new to the market.

  • 40 Honey Locust Circle: A bit over the current median listing price for the island but still ranking in the more-affordable category, this home is the most expensive on the list. Currently listed at $649,000, this single-story home is located in Hilton Head Plantation at the end of a cul-de-sac near a lagoon. It offers views from a Carolina room, patio and screened in porch.
