A Beaufort County Council subcommittee this afternoon will a review a proposal by three Graves cousins for new zoning on 113 acres along the Okatie River in greater Bluffton.
The request, which the Planning Commission endorsed last month, seeks greater density on 65 acres along the front of the parcel and mixed commercial and residential uses on 48 acres toward the rear.
About 28 acres closest to the Okatie River are not part of the rezoning. The family is in negotiations with the county to sell or conserve that land.
Under the proposed change, there could be no more than 700,000 square feet of commercial development on the site, and buildings no larger than 75,000 square feet. There would be no more than 240 housing units allowed on the front portion of land.

Current zoning allows for 57 houses and 5,000 square feet of commercial space on the parcel, according to the county.
The council's Natural Resources Committee meets at 2 p.m. at the Administration Building, 100 Ribaut Road, Beaufort.
