Three downtown Beaufort restaurants -- Panini's on the Waterfront, YoYo's Ice Cream and Plums -- are seeking permission to expand, with additions into and next to the Henry C. Chambers Waterfront Park.
Panini's, 926 Bay St., has been working with the Historic District Review Board since December on renovations and a 425-square-foot addition to its back patio. Additions would include bathrooms accessible from outside the restaurant.
The review board approved the project Feb. 12 on the condition that city staff approves the final plans that address several architectural concerns raised by the board.
On Tuesday, City Council also is set to consider plans to allow YoYo's Ice Cream, 101 Scott St., and Plums, 904 Bay St., to expand into the park. Each business has proposed a lease for $3 per square foot per year, which would require council approval. The city has a limited-use lease agreement with Luther's Rare & Well Done that is similar to the ones the two businesses are requesting.
The leases would be for five years, with options to renew for another five years with the same terms.
YoYo's has been planning since the beginning of the year to renovate and open the ice cream shop, which would complement its frozen yogurt shop at 722 Bay St. It wants to lease 70.5 square feet for $211.50 annually and build stairs on the south side of its building, facing Waterfront Park.
Drawings show the stairs would be within the grassy area between the building and a one-way road that connects Scott Street to the city-owned parking lot next to the Waterfront Park playground.
Plums wants to build a patio next to its park-side porch and entrance, and is asking the city to lease 328 square feet to the restaurant for $984 a year. The plan is to build a low brick wall around the patio seating area, according to the lease. The patio would not be used for amplified music.
