Company buys Bluffton, Hilton Head senior-living facilities

Kandu Capital has purchased two senior-living facilities -- formerly the Carolina House of Bluffton and Carolina House of Hilton Head -- from Brookdale Senior Living for $7.2 million.

More than 100 senior units in Bluffton and on Hilton Head Island have changed hands, according to an announcement by Kandu Capital LLC and its operating company, Bloom Senior Living.

"Bluffton is the fastest-growing municipality in South Carolina, and neighboring Hilton Head Island is a resort town with high barriers to entry," Bloom's director of acquisitions, Bradley Dubin, said in the release.

"We are thrilled to add 117 units in these terrific markets, which not only have strong demographics and an increasing demand for high quality care, but complement our existing assets."

Kandu Capital and Bloom are owned by the same family.

The Bluffton site, renamed Bloom at Bluffton, is on 10 acres near U.S. 278 and Simmonsville Road. The facility was built in 2000 and features 43 units for assisted living and 16 for memory care.

The Hilton Head facility, renamed Bloom at Hilton Head, is on three acres off Beach City Road and has 43 units for assisted living and 15 for memory care. It was built in 1999.

Bloom, formerly known as Bloomfield Senior Living, expects to upgrade the two facilities, but no specific dates for the work have been announced, Dubin said.

"Once we get our arms around them, we'll identify where they need the upgrades," he said.

The company already operates a six-acre senior community in Bluffton. The campus consists of the Riverside at Belfair, an 81-unit independent-living community the company purchased in January 2010, and Belfair Gardens, a 48-unit assisted-living facility for seniors with Alzheimer's disease and dementia, the company built over the past two years.
