If home building is a sustainable industry, explain how that going to happen on Hilton Head Island without a Category 5 hurricane.
When it comes to projecting student population, how could anyone do it? No "expert" could ever read the minds of our municipal or county officials when it comes to their ever-changing zoning regulations and be able to plan.
The reason that we end up with students in trailers is not because we are not taxed enough . It's because the people causing our schools to be overcrowded do not want to pay for new schools.
What the developers, builders and real estate agents do not say is that the county does not mandate that the buyer pay impact fees. They want the present residents to pay for the schools and all of the rest of the infrastructure. Every dollar not paid in impact fees is a dollar paid by a current owner. Nothing is keeping builders and developers from paying impact fees and not passing them along to the buyer.
